University of Louisville is seeking a General Maintenance Technician II to provide preventative and general maintenance services to a group of residence halls. Position will routinely repair maintenance issues in the residence halls such as: HVAC systems, electrical systems, and install/repair household appliances. Position will interact on a daily basis with students and Campus Housing staff.
Essential Duties and Responsibilities
Troubleshoot and make repairs to building environmental systems, existing plumbing systems, and existing electrical systems in assigned buildings.
Install and Repair appliances (i.e. dishwashers, garbage disposals).
Complete preventative maintenance on HVAC units including filter replacement and coil/drain line maintenance.
Support General Maintenance areas including building masonry infrastructure and wall preparation and painting.
Complete weekly walk-arounds in buildings and grounds.
Tour assigned buildings and mechanical rooms to ensure mechanical equipment is functioning according to specifications. Maintain and repair as needed.
Perform semi-annual preventive maintenance on all mechanical equipment located in assigned buildings according to written instructions and procedures.
Identify and record maintenance tasks that are needed to bring facility issues to current standards.
Record and document maintenance for project forecasting and maintain daily logs of all activities related to maintenance and work orders.
Participate in after hours on-call rotation and respond to emergency and routine repair situations reported in assigned buildings.
Operate various electric hand tools, drills, saws, drain augers, etc.
Clean/Upkeep materials, tools, equipment, and workspaces. report any missing inventory.
Support and attend trainings and meetings as requested.
Provide supervisory support for student staff.
Perform all other duties as assigned by supervisor.
Preferred Qualifications
Four years of general and/or preventive maintenance experience.
An equivalent combination of education, training and/or experience may be substituted for the requirements noted.
Compensation will be commensurate to candidate experience.
